WHY NOW?
The Building Safety Act has placed new responsibilities on the shoulders of building owners, and RMC’s and RTM’s. The Act has been introduced to ensure that homes in blocks of flats become safer.
The major catalyst for this to happen was the report from the Public Inquiry that followed the Grenfell Tower tragedy.
​The Building Safety Act 2022 is now Law.
Many flat owners have taken advantage of government leaseholder enfranchisement incentives to buy their freeholds and/or have taken control and now manage their block. They have done this only to find themselves now legally responsible and criminally liable as ‘Principal Accountable Persons’ (PAP) under the Building Safety Act for structural and fire safety at their buildings.
