WHAT BUILDING OWNERS NEED TO DO

We can help building owners register their buildings with the Building Safety Regulator and submit their Building Safety Case.

The Building Safety Act 2022 sets out the standards that a high rise (more than 7 storeys) block of flats needs to be built to – or post 2022 /23 needs to now be brought up to standard in order to remain fit for habitation.

 

These buildings have all been classified by the Building Safety Act as high risk high rise buildings and the list of items that building owners need to check through to ensure that become safer includes checks on the structure of the building, the fire escapes, the engagement with residents, fire escape or stay-put policies, external wall surveys – the list goes on.

 

Owners of high rise high risk buildings need to register their buildings with the Building Safety Regulator along with a Building Safety Case stating why the building owners feel their building is safe.

The Building Safety Regulator will review the Building Safety Cases  submitted and decide whether to issue an occupancy certificate – or demand changes to the building safety regime to improve safety. 2. SCOPE OF THE ACT

The Act applies to new or existing occupied buildings over 18 meters high or seven storeys or more, which contain at least two residential units. It also includes care homes and hospitals meeting the same height threshold. Understanding if your properties fall within the Act's scope is essential.

3. INTRODUCTION OF THE BUILDING SAFETY REGULATOR (BSR)

The BSR is a key role established by the Act. The BSR oversees the safety and performance systems of all buildings, enforces regulations, and has the power to implement stricter rules for high-risk properties. Familiarize yourself with the BSR's functions and responsibilities.

4. THE ACCOUNTABLE PERSON(S) ROLE
